What’s the difference between mitigation and restoration?
Mitigation is the emergency work that keeps the damage from spreading: stopping the water, extracting it, drying the structure, and tarping or boarding up openings. Restoration is the repair work that follows, such as new drywall, flooring, paint, and trim. We handle both.
Do I have to use the restoration company my insurance recommends?
No. Your insurer may suggest a company from its preferred list, but the choice is yours. We work directly with all major insurance carriers, so your claim moves forward the same way it would with any company on that list.
How long does it take to get my property back to normal?
Most water jobs are dry in three to five days, and the walls stay open until our readings show the framing is dry. Smoke and mold cleanup depend on how far the damage spread. Once the cleanup is done, we schedule the rebuild and give you a timeline to plan around, so you know when you can move back in or reopen.
What happens to my belongings during restoration?
If your belongings were damaged or are in the way, we photograph and inventory them, pack them out, and clean them at a contents restoration facility. Everything is stored securely until the repairs are finished. Then we bring it all back and put each item where it was, so nothing gets lost along the way.
Does it matter where the water came from?
Yes. Water from a supply line or burst pipe is clean, and most wet materials can be dried and kept. Water from a dishwasher or washing machine carries more contaminants, and sewage from a backed-up drain or failed septic system makes carpet, pad, and drywall unsafe to keep. We identify the source first, so we know what can be saved and what has to be removed and disinfected.
Can you clean wildfire smoke out of a house that didn’t burn?
Yes. Wildfire smoke and ash get pulled inside through vents, attics, and gaps around windows and doors, leaving soot and odor behind even when the flames never reached the house. We clean the soot and ash from walls, ceilings, and belongings and remove the smoke odor at its source instead of covering it up.
Can mold grow in a dry mountain climate?
Yes. Mold doesn’t need humid air, only a material that stays wet, like drywall behind a slow leak, an attic under an ice dam, or a crawl space after snowmelt. A closed-up vacation home can hide that kind of moisture for weeks. That’s why we check the areas around visible growth, not just the spot you can see.
