Roof repair in the high country of Colorado

Spring has sprung here in Grand and Routt County, Colorado, and the season’s warmer weather is melting all the snow we’ve had in the high country. Now that your property is no longer buried in snow, it’s a good time to check your roof for leaks or other damage.

Here’s a quick checklist of common roof issues to look for:

– Visible damage. If you notice buckling or blistering shingles, it’s time to get these repaired. If any shingles are missing, be sure to have them replaced.
– Algae growth. Algae or moss growing on your roof indicates moisture is not properly draining. We recommend having your roof professionally examined to determine the cause of the moisture problem.
– Obvious leaks. (Obviously!) Examine your attic for roof damage. Look for stains or spots on the interior of your roof, or for daylight shining through roof boards. Also check for moisture that may be accumulating in your attic’s insulation. Moisture is a telltale sign of a leaky roof, and can also create additional mold problems in your home.
– Especially check “valleys.” These are the low spots between your roof’s angles that naturally drain the rain and snowmelt from your roof. Valleys are among the most likely spots for a leak to form on your roof, so pay special attention to them.
– Chimneys, vents, and skylights. These sorts of spots are also leak-prone, so give them a good examination too. If your “flashing” (the metal insulation around your chimney) is bent, loose, or otherwise damaged, then it needs repair as well.
– Age. The older your roof gets, the more likely it is to develop leaks or other damage. Most roofs last anywhere from 10-30 years or so, depending on what kind of roof you have (asphalt shingles, wood, tiles, etc.) If your roof is getting up there in age, it’s wise to get it professionally serviced or replaced.
